Foundation Park: A Bioscience & Innovation Center

In 2015, Concept entered the biotech arena with its purchase of Foundation Park from the University of Florida Foundation. By acquiring this Master Planned development of 180,000 square feet of specialized office and laboratory space, Concept embarked upon the implementation UFF’s vision for a regionally integral life sciences business park for those companies ready to graduate from the Sid Martin Biotechnology Incubator and occupy space built to their specific needs. This four-phase development began with the construction of a 42,460 square foot state of the art facility for Applied Genetics Technologies Corporation (“AGTC”).

Copeland Park

Concept Companies is currently in the design and permitting phase of a new bio-technology facility in Alachua, FL. The project consists of a total masterplan of approximately 55,000 sf with phase one being approximately 14,000 sf. This project is unique in that the design focuses primarily on small laboratories for start up or young companies. The total project value is approximately $12,000,000 or $3,000,000 per building.

Tractor Supply

We developed and constructed a Tractor Supply Store in Florida after being contacted by a local broker on behalf of a landowner who need help expediting the development of the project. The project consists of approximately four acres and the building is 19,041 square feet.

Dollar General Market

Concept Companies has developed and constructed multiple Dollar General Markets. The project sizes range from three to five acres with an average building size of 28,000 square feet.

Merieux Nutrisciences

Concept Companies is currently in the design and permitting phase for a public / private venture at Cornerstone (AKA GTEC) in Gainesville, FL. The project is a 22,700 SF build-to-suit development with Merieux Nutriscience being the single tenant. The project is anticipated to be complete Summer of 2017.

Mérieux NutriSciences works with clients as a trusted partner to promote public health through analysis, consulting, auditing, training, contract research and sensory analysis services.

Marbon Road

 This site is approximately 1+/- acre of retail outparcels available on San Jose Blvd and has a proposed Town House development on back portion of the property.  Sites will be delivered in pad ready condition with retention in place and utilities to the property line, which is  being rezoned to allow for most retail uses. A full median break on San Jose Blvd allows for full ingress/egress to the property which provides access from both Marbon Rd and San Jose Blvd.

Located in Alachua, FL along the 441 and I-75 corridor, this 46+ acre retail development site is anchored by a new Walmart Supercenter. The project sits just east of I-75 and US HWY 441, with a combined traffic count of 63K AADT. The site sits at a new signalized intersection, which provides primary access to the Walmart Supercenter. The site has excellent visibility from both roads. The Alachua market is just NW of Gainesville and serves a large trade area (15+ drive time).
A new Publix Anchored shopping center less than a mile away opened last year. Major employment centers include Alachua Commerce Center, which is home to distribution centers for Walmart, Dollar General, and Sysco, as well as the Alachua Biotechnology cluster that is home to more than 30 bioscience and technology businesses with approximately 1,400 employees.
