Markets West

Markets West is a new 16.5 Acre mixed-use commercial development located in one of the most densely populated residential districts in Gainesville.  With over 5,500 homes within a 1-mile radius and above average income, Markets West will lie within one of Gainesville’s strongest trade areas.  Construction for 284 Multi- Family housing developments is yet to be determined while  Single-Family residential home construction is expected to start in early 2019.  Retail, Office, and Medical Office sites are available for Sale, Lease, or Build-To-Suit and is located at a new full-motion access point and part of a 135-acre master development, including 309 residential homesites, and 248 apartments. A new east-west road will offer an approximate combined traffic counts above 35,000 AADT.  North Florida Regional Medical Center has already secured a location.

Foundation Park: A Bioscience & Innovation Center

In 2015, Concept entered the biotech arena with its purchase of Foundation Park from the University of Florida Foundation. By acquiring this Master Planned development of 180,000 square feet of specialized office and laboratory space, Concept embarked upon the implementation UFF’s vision for a regionally integral life sciences business park for those companies ready to graduate from the Sid Martin Biotechnology Incubator and occupy space built to their specific needs. This four-phase development began with the construction of a 42,460 square foot state of the art facility for Applied Genetics Technologies Corporation (“AGTC”).

As the anchor tenant at Foundation Park, biotech firm AGCT worked directly with Concept Companies’ architect and developer to custom design a lab and office space to their specific type of work.

AGCT is the first of many successful biotech, medical device and life science companies to find its home in Foundation Park. Close to the University of Florida and Santa Fe College, Foundation Park offers a wealth of resources to its life science tenants.

Merieux Nutrisciences

Concept Companies is currently in the construction phase for a public / private venture at Cornerstone (AKA GTEC) in Gainesville, FL. The project is a 22,700 SF build-to-suit development with Merieux Nutriscience being the single tenant.

Mérieux NutriSciences works with clients as a trusted partner to promote public health through analysis, consulting, auditing, training, contract research and sensory analysis services.

Concept Companies is the preferred developer for Bridgestone Retail Operations in Arkansas, Louisiana, North & Central Florida (Flagler County to Monroe County) and New Mexico. Store size ranges from 6,150 square feet to 9,500 square feet.

Dollar General

Concept Companies is a preferred developer of Dollar General for 24 counties in Florida. Since 2007, Concept has built over 175 stores with additional stores in the pipeline for the upcoming years. The average store is 9,100 square feet and completion time is approximately 90-120 days, once ground is broken.

Copeland Park

Concept Companies is currently in the design and permitting phase of a new bio-technology facility in Alachua, FL. The project consists of a total masterplan of approximately 55,000 sf with phase one being approximately 14,000 sf. This project is unique in that the design focuses primarily on small laboratories for start up or young companies. The total project value is approximately $12,000,000 or $3,000,000 per building.

Tractor Supply

We developed and constructed a Tractor Supply Store in Florida after being contacted by a local broker on behalf of a landowner who need help expediting the development of the project. The project consists of approximately four acres and the building is 19,041 square feet.
